$7,000,000 exchange requirement, with $5,300,00 in cash available. Client will consider properties between $2,000,000 and $10,000,000.
Location:
Western states, with preference for Northern California and the Central Valley
Characteristics:
One or two tenant, net leased commercial; high-quality buildings in good locations.

Retail, industrial and office; no residential or special purpose properties

Other:
Brokers protected; John Paxton’s fee is paid by client


General, On-Going Acquisition Parameters:

Price:
$1 million to $25 million
Location:
Within 100 miles of San Francisco
Characteristics:
Properties with potential for value-enhancement, that is, problems which can be solved, or potential which has been overlooked by the market.
Other:
Development opportunities considered.

Commercial timberlands (redwood, Douglas fir and yellow pine) anywhere within California.
